Overview

About Brickklin

The firm is a fully regulated development firm acting as a manager, which unlocks value in real estate. Its focus is on investing at the stage it has built and mastered for two decades. The firm is a developer group that chose the manager's seat. Most real-estate funds are run by financiers who have never built. This one is run by developers who have, investing at the stage they know best, inside a SEBI-regulated wrapper, with the exit mapped before entry.

Investment philosophy

Scarcity has a location. Traditional banks are moving away from financing land purchases and early-stage development. This creates a major funding shortage right when projects have the highest potential for growth. The firm moves early to capture it. Capital is structured to the risk in front of it, moving up the ladder only when the return justifies it. Every rupee is secured by something real before it is exposed to something uncertain. Before the firm commits, each deal goes through three gates, no exceptions. Gate 1, screening: title, approvals, location, developer fit. Gate 2, deep dive: legal, technical and financial diligence with exit plan. Gate 3, decision: IC approval, with related-party deals disclosed and reviewed. After commitment, capital is released against milestones, not in a single tranche, so exposure tracks progress on the ground. The firm keeps up continuous work with the operating partner on approvals, execution and sales. Exit runs through the route mapped at Gate 2, or a better one, timed to value rather than to a deadline.

A developer for over 25 years, he has taken residential, commercial and mixed-use projects from land to handover across Faridabad and Delhi NCR. He brings Brickklin the builder's view of what makes a project work: cost, construction, sales velocity and delivery. That view shapes how the fund underwrites execution risk.

Rakesh Chand Gupta

Sponsor, Managing Director, RPS Group

Before a project is launched, it is won or lost on land, approvals and cash flow, and that is where Rakesh ji has built RPS Group for over two decades. He leads land strategy, statutory approvals and project cash-flow management, and oversees execution through to completion. For Brickklin, he is the check on whether a deal can actually get built.
