Investment philosophy

Lumos Alternate's investment philosophy is built around providing last-mile and stress-resolution capital to residential real estate projects — an underserved segment where conventional bank and NBFC financing is often unavailable at late construction stages. The firm believes that structured equity partnerships with credible developers, where investors participate at defined terms from early project stages, create a win-win outcome: developers gain certainty of equity availability on call, while investors benefit from a well-defined corporate governance framework and structured return profile. Lumos combines disciplined origination (leveraging Mohnot's deep developer relationships and track record from Motilal Oswal and Amplus Capital), rigorous underwriting of project-level cash flows and construction risk, and active portfolio monitoring to maximise recovery and returns in complex real estate situations. The firm targets mid-market residential projects in tier-1 cities with a 3–4 year investment horizon per project.
