Divya brings to our team extensive experience spanning 24 years encompassing various areas, including Finance operations, FP&A, ERM, ERP system implementation, IPO, QIP, and change management. She has had the privilege of working in multicultural environments across manufacturing, publishing, and the infrastructure industry. Before joining our team, she held key positions such as President Finance at M3M India and CFO at IndiGrid, India's first power transmission InvIT, sponsored by Sterlite and KKR. She has also contributed her skills and knowledge to organizations such as Sterlite Power, ATS Infrastructure, Elsevier, and Imaje India. Divya completed her Bachelors of Commerce from Delhi University and is a qualified Chartered Accountant.

Neeraj is the Chief Customer Officer responsible for leading customer engagement and leasing strategies across the portfolio. His mandate will see him architect transformative leasing models, strengthen demand-side underwriting, develop advanced market intelligence frameworks, and deepen partnerships with leading brokers and enterprise clients. He will also work cross-functionally with development, legal, and asset management teams to drive organizational excellence and portfolio performance. Neeraj brings over 25 years of diverse leadership experience spanning consulting, technology, logistics, and healthcare in India and the USA. He is recognized for his ability to build world-class teams, drive innovation at scale, and deliver exceptional customer experiences alongside strong financial outcomes. Prior to Welspun One, Neeraj served as the Managing Director for International SOS – Indian Subcontinent, where he achieved the company's first-ever profitability in FY 2019–20, grew revenues 5x, and built high-performing teams across multiple verticals. Earlier, at Mahindra Logistics, he played a pivotal role in doubling the revenue of the supply chain division within three years, led digital transformation initiatives, and was part of the leadership team that successfully took the company public in 2017. Neeraj holds a Bachelor of Engineering (Chemical) from the University of Mumbai and an MBA from the Terry College of Business, University of Georgia.

Dinesh joins our team with a distinguished 27-year career in the real estate sector, demonstrating a proven track record in high-rise and luxury residential/mixed-use developments, strategic project planning, and township development. He holds a Bachelor of Engineering degree from Andhra Pradesh University. At Welspun One, Dinesh will lead the strategic development of mixed-use urban logistics solutions, ensuring alignment with the dynamic needs of our customers and the logistics industry.

Kiran brings on board a rich and varied legal experience of 15 years spanning corporate and commercial transactions, investments, regulatory matters and disputes. Prior to joining Welspun One, he was helming the legal functions at KKR India Asset Finance Limited as Head Legal. At KKR he was responsible for all legal matters pertaining to the NBFC and its AIF platform including investments, regulatory matters, governance structures and stakeholder management. He has also worked with TT&A, Altico Capital, Credit Suisse and ICICI Bank. Kiran has completed his B.A. LL.B. from Hidayatullah National Law University, Raipur.

Sagar Puranik is responsible for spearheading the company's growth strategy in the logistics, industrial, and SEZ sectors by driving business development, project feasibility, and leasing functions. His role will involve identifying and pursuing new business opportunities, conducting financial and technical assessments, structuring project funding, and ensuring compliance with all regulatory and statutory requirements. Sagar will lead leasing activities, from prospecting and negotiations to finalizing contracts, while maintaining strong client relationships to maximize occupancy and retention. Additionally, his role demands close collaboration with government authorities, financial institutions, and other stakeholders to facilitate smooth project execution and timely approvals. By developing effective sales and marketing strategies, negotiating sustainable commercial models, and optimizing revenue streams, Sagar will play a pivotal role in expanding the company's footprint, strengthening client partnerships, and delivering profitable, long-term growth in the ports and SEZ sector. Sagar is a seasoned professional with about 20 years of experience in ports, supply chain, infrastructure, and special economic zones. He was previously with DP World, where he lead business development for industrial/logistics parks and free trade zones, securing and managing over millions in FTWZ projects and onboarding a lot of customers. He has been instrumental in winning strategic assets, handling government liaison, negotiating contracts, and achieving multimillion-dollar savings. Previously, at Arshiya Limited, he drove business development and marketing for FTWZs, introducing new business models, leading a sales team, and securing top-tier clients that filled warehouses beyond 100% capacity. His career highlights include setting up free trade zones in India, raising project finance, and driving large-scale logistics and infrastructure projects from conception to execution. Sagar has done his Masters of Management Studies (Finance) from Welingkar Institute of Management and is a Cost Accountant from the Institute of Cost and Works Accountants.

Sanjeev Jhurani leads the Corporate Affairs and Land function at Welspun Group, driving the Group's regulatory, policy, and stakeholder engagement strategy across its infrastructure, industrial, and real estate businesses. He is responsible for government relations, policy advocacy, statutory approvals, land acquisition, and strategic stakeholder management, ensuring seamless execution of large-scale projects. By fostering strong partnerships with government authorities, regulatory agencies, industry bodies, and local communities, he enables timely project approvals, mitigates execution risks, and supports the development of investment-ready ecosystems that accelerate business growth. With more than three decades of industry experience and 18 years at the Welspun Group, Sanjeev has built deep expertise in corporate affairs, regulatory strategy, and land management. Throughout his career, he has successfully facilitated some of Welspun Group's landmark developments across warehousing, infrastructure, and industrial sectors. His key contributions include enabling the 55-acre JNPA SEZ logistics project, India's first vertical warehouse at MIDC, Thane, and Bhiwandi's first mega-compliant 110-acre warehousing development, along with several other real estate projects. Beyond warehousing, he has played a significant role in delivering major infrastructure initiatives, including BMC water supply and sewage treatment (STP) projects, tunnels, road infrastructure, and other industrial developments across India. Sanjeev holds a Bachelor of Engineering (BE) and an MBA, bringing together technical expertise and strategic leadership to navigate complex regulatory environments and drive sustainable, large-scale development initiatives.

Ranjit Kumar is a senior real estate professional with 25+ years of experience across industrial & warehousing leasing, commercial real estate, retail leasing, and corporate portfolio management. He has held leadership roles at Pragati Warehousing, Adani Logistics, IndoSpace, ICICI Bank and Tata Housing, driving pan-India leasing strategy, major transaction closures, and team leadership. Earlier, at Accenture, he led large-scale corporate real estate expansion in India. His experience reflects strong expertise in leasing strategy, deal structuring, client acquisition, and cross-regional portfolio management. At Welspun One, Ranjit will lead pan-India leasing strategy and execution for logistics and industrial assets, drive occupancy and revenue growth, and oversee regional leasing teams. His responsibilities also include managing client relationships, closing high-value lease transactions, standardizing leasing processes, collaborating cross-functionally for smooth asset handovers, and optimizing portfolio performance through strong market intelligence and governance discipline. Ranjit holds a PGDBA in Marketing and Information Systems (Gold Medalist) from School of Communication and Management Studies, Cochin and a Bachelor's degree in Science (Mathematics) from Sambalpur University. Sameep brings over 24 years of experience in mall strategy, retail asset development, leasing operations and revenue enhancement across some of India's leading retail and entertainment destinations. Most recently, he served as CEO - Malls at Oberoi Realty, with full P&T ownership of marque assets such as Sly City Mall and Oberoi Mail, Goregaon, while also driving feasibility and planning for upcoming retail development. A turnaround leader and retail asset enhancer, Sameep led large-scale mall launches and repositioning initiatives, working closely with architects, consultants, statutory bodies and national and global retail partners. His career spans across senior leadership roles at Jio World Drive & Plaza, Quest Mall, The Phoenix Mills and PVR Ltd., giving him strong depth across leasing strategy, rental maximisation, EBITDA growth, customer experience and stakeholder management. At Welspun One, Sameep will strengthen our Retail and Experience Centre proposition, with a focus on WTC Thane and the wider portfolio. He will work closely with the CCO to sharpen Welspun One's pitch and positioning, and partner with cross-functional teams to build go-to-market strategy, market and catchment analysis and competitive benchmarking, including alignment with IPC partners. Sameep brings together strategic clarity, operational rigor and deep retailer relationships to help Welspun One accelerate revenue momentum and build scalable, market-led retail and experience-driven solutions. Delon brings over 16 years of experience in commercial real estate, with expertise across leasing, asset management, investments, sales, and business development. He has a proven track record of driving revenue growth, leading high-performing teams, structuring complex transactions, and building strong client relationships. Having worked with leading organizations such as Brookfield Properties, Kanakia Spaces Realty, and HDIL, he has successfully delivered leasing strategies, optimized asset performance, enhanced occupancy levels, and leveraged market insights to create long-term value across commercial real estate portfolios. At Welspun One, Delon will lead the Commercial Leasing function, driving occupancy, revenue, and rental yield objectives across the portfolio. He will oversee the end-to-end leasing lifecycle, strengthen occupier relationships, optimize tenant mix, and leverage market intelligence to identify growth opportunities and support business expansion. He holds a Post Graduate degree in Business Management with a specialization in Marketing and also holds a certification of Executive Business Leadership Programme from IM - Bengaluru. She holds a PG Certificate in Human Resource Management from XLRI Jamshedpur, an MBA in HR and Marketing, and a BA in English (Honours).

Rajesh Gupta has been part of Welspun One's journey from its early stages, gaining a ringside view of the complete investment lifecycle, from fund raising and investor engagement through capital deployment, business planning, budgeting, FP&A and financial controllership, to asset management and ultimately divestment. His mandate has also involved driving IRR optimisation, strengthening governance and building scalable processes and SOPs across the platform. A Chartered Accountant with 15+ years of experience across Real Estate, Infrastructure and AIF platforms, Rajesh has previously worked with Brookfield Multiplex and Sunteck Realty and has taken on multiple strategic mandates spanning Business Finance, Asset Management, Strategy, Facility Management and PMO. His experience covers business structuring, taxation, M&A, debt funding, QIP and finance transformation through ERP, SAP, technology and automation. He has played a key role in driving financial discipline and value creation across the organisation's pan-India portfolio.
